Our team does a lot of house renovations before listing the property on the market. We have a team of professionals that can help clients make their homes ready. But for some, they do this process on their own. The question now is, ‘what are the best ways to renovate a home or a property before putting it on the market?


HOME RENOVATION TIPS

We've been researching colors and surfaces and there are tons of information today on the internet.

However, it's important to keep in mind that most of the information online is geared toward regular homeowners.

Means, people who aren't degrading their homes or choosing their home because they're going to be living there for a long time, which is not the same as those people that are trying to renovate their home to make it list-ready, because they're going to put it on the market.

So we did some research to find out what the best trends are for people who are putting their house on the market.


CHOOSING THE COLOR

The most in-demand color today is GRAY. And some people like to do a combination with a darker shade so it looks like a warmer version of a gray color. They are a strong trend!

And never go extreme by choosing too light or too dark shades of color. We recommend nice neutral gray and peach so it blends to any surface. For sure, they will appeal beautifully to the widest range of buyers out there.


FLOORING

CARPET is still the most affordable, quickest, and most dramatic update that you can put in a house.

However, the most effective flooring combination is going to be carpet on a hard surface. This is what buyers out there are really looking for.

Obviously, when you decide which hard surface to choose, you can pick from the most common ones.




Hardwoods. We definitely recommend that when you're selling your home, to appeal to the most buyers possible, stay with the, six-inch plank tile.

Obviously, stay away from bamboo floors. That's not the way you want to go.

Go with the new trend. Try the LUXURY VINYL FLOORING. This is what I have in my home. And it’s true. 

I mean, it is very easy to maintain and it’s water resistant. I love it because it also blends to any hard surface.

So as a consumer and first-time user, for me, it's pretty good and less expensive.


CARPET TIP

As far as carpet goes, the carpet that we use in most of our renovation projects does not have large patterns.

Not only is patterned carpet expensive, but it is also not the best way to go. Not the most economic way to go.

Also, ceramic porcelain tile is still a great choice. However, I would recommend using a 16x16 tile. Because it seems to attract more buyers these days. And definitely, you should stay in colored patterns and neutral tones.


RETURN ON INVESTMENT

I think it's really important to know what to renovate in your house.




Remember, a lot of the renovations you do on your home will have to yield the best return on your investment and get you the best sales price. Because after all, the objective is to SELL YOUR HOUSE IN THE FASTEST TIME POSSIBLE.

And definitely doing these simple renovations will yield you a lot of return on your investments, because right now, there are a lot of investors out there trying to pay cents on the dollar for it, for those homes that are known in tip-top shape.
